For Most of our Inspection services we offer 3 tiers.
Level 1: Structural*, Grounds, Chimney, Basic liability issues, checking electrical panels and sub panels as well as a good representative amount of outlets and wires. Checking the attic, roof and foundation as well as sill plated and anchors. Visual mold image and thermal image inspection of conditions at time of inspection. Checking interior plumbing fresh water as well as waste water. Often takes a team of 2 people and a report about 60 to 120 pages.
Level 3: all of the above listed services of levels 1 & 2 plus we bring in a master Electrician to inspect the electrical including any and all 3 phase wiring. And/or an HVAC Tech to look deeper into the Hvac system and a roof tech to take cookie samples of a flat room usually a team of 5 or 6 and a report of 300+ pages depending on the size of the property
Level 2: All of the things listed in level 1 plus a sewer inspection running a camera thru the sewer lines to the city connection. Inspect parking lots and driveways for liability trip or fall hazards. Checking the basic ADA compliant issues of ramps,doorways,parking spots, common walk areas including hallways and rest rooms. We contact the local town office to investigate any and all building permits granted on the property as well as any fines and a history of fire and other safety inspections. Air and lift samples taken for air quality if needed and sent to the lab. Usually a team of 3 or 4 people and a report about 250 pages
*Note: Structural includes checking floor joist, rafters, trusses, doors, door hardware,windows, window latches, roof decking, roof covering,siding material, flooring, walls and ceilings
