Why Annual Inspections are so Important and who needs them.
     Mainly everyone can benefit from annual inspections.One landlord who has us check all his units is surprised at how many issues renters never tell him about that we find and he can fix before it becomes major issues. An example is a leaking toilet that not only kept the water bill high but was rotting out the floor under it and we found moisture in the light fixture in the apartment below it. It could have been a massive issue. This is very common.

    
We also find many leaks and electrical issues as well as foundation cracks and much more before they become a disaster. Things you just do not think of checking and a maintenance department focuses on fixing problems and they just never have the time to look at things to avoid them.

    
An Annual inspection cost is usually about 25% of a full report inspection and does not come with a full report instead just a list of issues that need to be addressed and issues that need to be monitored. 

    
Another good example is the loose steps we found and reported on where the maintenance man felt wasn't an issue 3 months later a visitor to the property fell thru it and broke their arm. This accident and law suit could have been easily avoided. The inspection is half of the issue as knowing is half the battle but action is the other half.

     Yet another great example is where the guy renting a commercial space was living in the back room and had plants that caused a massive mold issue. Or the clay flue liner we found that had broke and was half blocking a chimney that our client was able to get fixed before becoming a problem.
